We run this job out of Rosenberg, and Pleak sits about five miles out, close enough that an opener swap fits into a normal route without turning into a half-day trip. The Symptom
The failure we see most in this stretch of the county tracks pretty closely with the housing stock, a lot of chain-drive openers original or close to original to houses built in the late 1980s, and they tend to go the same few ways. The door starts reversing partway through closing for no obvious reason, which is usually a capacitor or a misaligned sensor rather than anything wrong with the door panels themselves. The remote works from ten feet away but not from the driveway, which points to a worn antenna wire inside the motor housing, a known weak point on units of that age.
The other common one: the opener runs, you hear the motor, but the door doesn't move, or moves an inch and stops. That's almost always a stripped drive gear inside the housing, a $20 part, but one that means opening the unit up, not something you diagnose from the wall button. None of these are door problems. The door and track can be fine while the opener itself is the thing giving out, which is worth knowing before you assume you need a new door instead of a new motor.
