Just a mile northeast of us.

We don't keep a shop or a crew stationed in any of these towns. When you call, you're booking a truck out of Rosenberg, not a local branch office. That matters for scheduling: a same-day slot is easier to hold for Cumings or Pleak than for Sienna or Brookshire, simply because of drive time stacked against the rest of the day's route.

If you're near the far edge of this list, say so when you call. We'll tell you straight whether we can get to you today or whether tomorrow makes more sense, instead of promising a window we can't hit.

What Breaks Around Here

The service area runs from houses built in 1972 up through 2015, with the median landing around 1988, and most of the stock across these 17 towns dating to the 1980s and 90s. That range matters more than people think. A door from the late 80s or early 90s is old enough that its opener is likely the original, chain-drive, no battery backup, and a logic board that's been quietly failing for years before it actually quits. Springs on those systems are also due or overdue; a torsion spring rated for 10,000 cycles doesn't care that the house still looks good.

Newer builds, closer to the 2010s end of that range, tend to bring different problems: mis-adjusted travel limits, safety sensors knocked out of alignment during a move-in, or rollers that were plastic from the factory and are already grinding by year eight or nine.

We can't tell you which is more common in your specific town without seeing the house, a 1988 median means plenty of pockets are older or newer than that number suggests. But across the area, the two failure patterns above account for most of what we find on a service call, whether the drive out was 3 miles or 18.

What You Pay For

Household income across the area sits at a median of $73,314, and most of the housing stock is owner-occupied, about 40,824 owner-occupied houses out of 56,362 households total. That's a lot of people making the call themselves rather than through a landlord, which changes what a job actually needs to cover: parts that last, not the cheapest spring that gets a door moving again for six months.

We price the drive as part of the job, not as a hidden add-on tacked on after we've already loaded the truck. A call to Cumings or Pleak costs less in windshield time than one to Sienna or Damon, and that's baked into scheduling more than into what you're billed, we're not going to charge you extra just because your town is 20 miles instead of 5.

One limitation worth saying plainly: we don't stock every part for every era of door on the truck. A section for a less common panel size, or hardware specific to an older build, sometimes means a return trip once it's ordered. We'll tell you at the door, not after we've started.

What Gets Built Around Here

This service area covers roughly 56,362 households, with 40,824 of those owner-occupied houses, a lot of driveways, a lot of doors, and a housing stock that's mostly 1980s and 90s construction spread across 17 named communities from Cumings and Pleak in close to Sienna and Damon further out. Median household income sits at $73,314, which tends to track with owners who'd rather fix a door once, correctly, than keep patching it every year.

That spread of towns and build eras is why we don't treat every call the same. A house three miles out in Cumings and one twenty miles down toward Sienna can have completely different door hardware depending on when that particular subdivision went up. We'd rather ask when your house was built than assume, because on a street with houses from 1988 next to a 2012 infill build, the parts underneath the same-looking door are not the same at all.

Service Area FAQs

Do you have a location in Fulshear or Sienna?

No. We operate out of Rosenberg and drive to these towns as calls come in. Fulshear is about 11 miles from us and Sienna is about 20, so both are within our regular routes, but neither has a local branch or stocked truck of ours sitting there.

Why does scheduling differ by town?

Distance affects how a same-day route gets built. A job in Cumings, 3 miles out, is easy to slot between other calls. A job in Brookshire or Damon, 18-19 miles out, takes a bigger chunk of the day, so those slots fill or get pushed to the next day more often.

Is an older door in a 1980s house worse off than a newer one?

Not automatically worse, just different. Housing here runs from 1972 to 2015 with a median around 1988. Older doors are more likely riding original springs and openers past their rated life. Newer ones tend to have adjustment or sensor issues instead. Both need a look, not a guess.
